Surety Bonds
An insurer-backed guarantee that frees up your bank limits.
Understanding Surety Bonds.
A surety bond is a three-party guarantee: the insurer undertakes to compensate the project owner if the contractor fails to perform. Since IRDAI opened the class in India, surety has become a working alternative to bank guarantees for infrastructure contractors.
The commercial advantage is balance-sheet capacity. A bank guarantee consumes sanctioned credit limits and usually requires margin money; a surety bond does not, which frees working capital for the contract itself.
What's actually inside this cover.
- Does not consume bank credit limits
- Bid, performance and advance-payment forms
- Issued in favour of the project owner
- Underwritten on contractor track record
- Guarantee to the project owner on contractor default
- Bid, performance, advance-payment and retention forms
Actual cover is subject to insurer wording, sub-limits, deductibles and exclusions. Please read the policy wordings carefully before concluding a sale.

Illustrative scenarios — real outcomes depend on insurer wording.
Contractor defaults mid-contract; owner invokes the performance bond and is compensated.
